Winterization. How to properly prepare your property for winter.
Winterizing a commercial property is essential for protection from cold weather-related damage and ensures its operational efficiency during the winter months. Here's a step-by-step guide on how to properly prepare a commercial property for winterization:
HVAC
Begin by assessing all equipment prior to the colder months hitting so you can identify any weak areas ahead of time.
Schedule an HVAC inspection with your service provider, (preferably us, π) to ensure your heating system is in good working order.
Replace air filters and clean ducts.
Program your thermostats to maintain a minimum temperature to help prevent your pipes from freezing.
Make sure your generator is in perfect working order. You can test this one of two ways: either by a monthly start up test, or yearly by performing a load bearing test. The latter of the two being your best option.
Ensure your heat trace and basin heaters are in proper working order. You should test this at the start of every season.
Draining the loop β This option is good if you know you are going to lose power for an extended period of time. However, the first two options provide better results and eliminate the need for future work. When draining the loop, you lose all your chemicals and all your water. This is a costly option.
BAS
Ensure you have a UPS power supply on your supervisory controllers and servers. This goes hand in hand with your generator β To have a good transfer of power you need to have UPS power.
Ensure your BAS is set up for Freeze Protection Logic β this should include your pumps and outside air dampers. Make sure this is tested before the start of every season.
